Where we invest.

Celesium concentrates capital in markets where our team has direct operating experience and durable counterparty relationships. We do not pursue investments outside these areas.

Healthcare & life sciences

Celesium's healthcare investing is grounded in deep operating relationships across the Texas Medical Center ecosystem and beyond. We back clinical, diagnostic, and translational platforms — typically founder-led or partnered with academic institutions — where the path from bench to durable revenue is supported by specific, named clinical demand. Our role spans capital, governance, and the kind of board-level continuity that early-stage healthcare businesses rarely get from venture investors and never get from public-market analogs.

Applied AI & technology

We invest in operating businesses where AI and modern data infrastructure are part of how the business actually runs — not part of how it markets itself. The thesis is narrow on purpose: applied AI inside a sector with regulatory complexity, sticky data, or institutional buyers is a much more durable wedge than horizontal AI tooling competing on capability alone. We are most useful where the technology and the operating context have to be understood together.

Commercial real estate

We pursue value-add and core-plus commercial real estate alongside operating partners with track records in their submarkets. Underwriting is conservative on day one — assumptions tested against multiple downside cases — and our hold periods are deliberately longer than standard private real estate funds. We do not chase yield, and we do not invest in development outside of selective, partner-led situations.

Private credit

Our private credit work centers on direct lending against operating businesses and real assets where we can underwrite the borrower's cash flow firsthand. We prioritize structural protection over headline yield: senior position, conservative loan-to-value, meaningful covenants, and direct relationships with sponsor and management. We are not a commodity capital provider, and we are selective about the structures we will participate in.

Investments & finance

Beyond our platform investing, Celesium maintains a smaller book of direct investments and structured opportunities sourced through long-standing relationships with family offices, institutional limited partners, and operating company founders. These are typically minority co-investments, secondary positions, or specific structured situations where our diligence and governance involvement add real value to a syndicate.

Special situations

Some of our most rewarding work has come from situations that do not fit a standard sector taxonomy — services to institutional and government counterparties, regulatory inflection points, succession transitions in closely held businesses. We evaluate these case by case, and we are most useful when the situation requires the combination of capital, governance, and discretion that a small partnership can bring.
